The building on construction site O3 has a fine, interwoven structure of plinth and upper storeys. With façade recesses towards the courtyard and Güterstrasse, optimal lighting options are achieved for the flats and the large volume is integrated into the urban design.
With the arrangement of circulation, work and communal spaces as well as the kindergarten, the plinth area contributes to the revitalisation of the site and at the same time offers space for smaller flats facing the courtyard.
Depending on their location and orientation, the apartment-related open spaces are designed as loggias, balconies or a continuous layer of balconies. Two staircases provide efficient access to 9 flats per storey. Between them, there are two family flats that have been inserted. The different head situations and the balcony layer at the courtyard mean that different flats can be offered to suit the respective lifestyles of the future residents.
The building is designed as a solid construction and achieves a high level of efficiency thanks to its simple, straightforward load transfer, compact building envelope and moderate proportion of windows. A simple organisation of the interior installation zones results in simple, easily accessible shafts.
