The listed residential and commercial property at Effingerstrasse 51+53 was built in 1896. By demolishing and rebuilding the attic floor and converting the first floor into living space, five additional flats could be created and the plot could be maximised. The building was raised by 1 metre using prefabricated wooden elements in close collaboration with the heritage conservation authorities in order to make the attic floor (existing room height approx. 2.00 m) usable as living space. Replacement of heating, building services and renovation of the façade. Restoration and reconstruction of the historic stucco ceiling including decorative paintings and wall panelling (graining) on the ground floor. All work, including structural upgrading, building services, downpipes, sewerage system and implementation of energy efficiency measures during ongoing operation.
