The clients intend to create spaces for combined living and working use in a central location at favourable conditions for various creative and cultural activities. The combination of living and working is intended to promote dialogue and synergies. In favour of affordable rents and the commercial character, as much of the existing building fabric as possible is to be retained and the fit-out standard deliberately kept low.
The immediate location next to the railway tracks to the north offers a sweeping view, but also brings with it noise emissions. The living rooms and bedrooms are therefore oriented towards the sunny and quiet south side of the neighbourhood.
For cost reasons, the structural measures are to be carried out in an economical and pragmatic manner, as is already customary in the existing building and generally in commercial buildings. This results in a raw materialisation, preferably without cladding and coatings. The subdivisions for the required new wet rooms, kitchens and outdoor spaces, as well as the measures required to comply with all guidelines, are to be created using simple and reduced structural means.
The large room depths and over-height rooms on the ground floor and first floor are mainly used for commercial purposes. The lower room depths in the eastern part and on the 2nd and 3rd floors are used for residential purposes. The utilisation of the existing flat roofs creates shared outdoor spaces that are accessible from all flats either directly or via the stairwell.
